The four foundations.

Understanding which structure you actually want is half the work. Here is a plain-English read on the four most common.

Your interest rate and payment are locked for the full term — typically one to ten years. The trade-off for that certainty is a slightly higher starting rate than variable, and prepayment penalties that can be significant if you exit early. Best for borrowers who value predictability, are buying at the top of their budget, or expect rates to rise during the term.
The rate moves with the lender's prime, usually quoted as "prime minus" a discount. Payments may stay constant (with the split between interest and principal shifting) or adjust each time prime changes, depending on the lender. Historically variable has outperformed fixed over full terms — but it requires both budget room and emotional tolerance for rate movement.
Fully prepayable at any time without penalty. The trade-off is a meaningfully higher rate, so open mortgages are typically used as bridges — for example, while a property is listed for sale, during a short ownership window, or when an inheritance or business event is expected to retire the loan within months.
A revolving facility secured against your home equity, drawn and repaid like a credit card but at preferred rates. Ideal for renovations, investments, education funding, or as a strategic reserve. Often paired with a mortgage inside a single "collateral charge" so equity becomes available as the mortgage pays down.
Renewal day is your single best opportunity to renegotiate — and the day most lenders count on you not to. We treat every renewal as a fresh shop of the market, and run the math on refinancing to consolidate debt, free equity, or restructure into a better product.
